Job Description:

We are looking for an experienced leasing agent for our growing Property Management division. Our company is currently looking for a Licensed Texas Real Estate agent to fill the role of Leasing Agent. The leasing agent will have the full responsibility of managing daily operations at assigned properties to ensure excellent service to our clients and tenants. Tasks include maintaining property rentals, marketing, and filling vacancies, screening prospective tenants, enforcing leases, securing premises, completing walk-throughs and regular inspections of properties, and others as required by management. The ideal candidate for this position is driven, a self-starter maintains a professional appearance, and is able to provide the highest level of customer service. We are looking for individuals with a positive attitude that enjoys working as a team and are focused on providing the best experience possible for our property owners and tenants. We are looking for a professional with 1+ year of experience in the property management field. Must have a Texas real estate license. Salary is dependent on talent and experience, this may be negotiable!

Responsibilities:
--- Provide prompt and professional customer service to owners and tenants
--- Actively seek to acquire new clients- property owners
--- Actively seek qualified tenants
--- Attract tenants by advertising vacancies
--- Negotiate lease terms
--- Perform tenant screenings
--- Act as liaison between tenants and property owners
--- Collect rent on a monthly basis and handle late payments in a timely manner
--- Maintain property by addressing tenant complaints, contracting repairs, and enforcing leases.
--- Coordinate maintenance schedule with contractors
--- Establish rental rates by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals
--- Create, mentor, and manage a positive property maintenance team
--- Adhere to the goal to maximize asset value, customer satisfaction, and revenue
--- Flexibility in the schedule- some evening and weekend appointments may be required
--- Work in a true, supportive team environment focused on company growth
--- Maintain professionalism at all times when interacting with owners, tenants, vendors, and team members
--- Be accountable for tracking and reporting daily activities and performance results
--- Be able to handle conflict resolution in an empathetic and professional manner
--- Protect our property owners' best interest at all times

Qualifications:
--- Good knowledge of leasing rules and regulations
--- Proven track record of successful sales and management -
--- Basic understanding of Propertyware or similar management system
--- Exquisite presentation and negotiation skills -
--- Well-versed in marketing and sales techniques -
--- Client experience-focused approach -
--- Be able to be empathetic and professional while maintaining company policies and procedures
--- Strong communication skills, both written and verbal -
--- High-energy and enjoys a fast-paced environment -
--- Enjoy and take pride in providing excellent service -
--- Great with people - warm, friendly, and helpful in person and on the phone -
--- Basic computer skills: Typing and writing ability for correspondence, memos, etc. -
--- High School Diploma or equivalent -
--- Must pass a background check
--- Valid driver's license
--- Available evenings and weekends
--- Ability to provide great customer service at all times
--- Spanish Speaker a plus
--- Ability to maintain control of multiple tasks and work with a team
--- Be a solution-based problem solver
--- 1-year minimum customer service or sales experience
--- Property Management experience a plus
--- TEXAS REAL ESTATE LICENSE REQUIRED
